What is BIM estimating?

BIM estimating is the process of extracting material and labor quantities directly from a Building Information Model (BIM) to generate construction cost estimates. It replaces manual takeoffs and spreadsheets with model-driven data so contractors get faster, more consistent estimates tied to the level of development (LOD) of the design.

Definition

BIM estimating (also called BIM-based estimating or model-based estimating) uses 3D building information models as the source of quantities. Instead of counting from 2D drawings or doing takeoffs by hand, estimators (or software) pull counts, lengths, areas, and volumes from the model. Those quantities are then combined with rates and labor assumptions to produce cost estimates for bidding, budgeting, or change orders.

How BIM estimating works

  1. Model as source — Quantities come from the BIM (e.g., pipe lengths, fixture counts, duct area) at the LOD the model supports.
  2. Discipline-specific takeoffs — Mechanical, plumbing, electrical, or other trades extract what they need for their scope.
  3. Rates and assumptions — Labor and material rates are applied (by hand in spreadsheets or in an estimating tool).
  4. Output — The result is a cost estimate, often with a PDF or report that ties back to the model and LOD.
